THE LODGE LOCATION

The lodge is set on a spacious pitch facing the beautiful Cairn ‘O’ Mount, a picturesque mountain road forming part of the Cairngorm Mountain Range.
Royal Deeside awaits on the other side of this picturesque drive with its gorgeous viewpoints and stop offs en- route including the well-known clattering brig café. The road begins in the lovely village of Fettercairn a five-minute drive from the Lodge. Here you will find the Roebuck Hotel Restaurant & Bar.
Riverdale lodge was built in Wales by the highly acclaimed Pemberton company and was constructed to BS3632 fully residential specifications just under three years ago. There is a 37 year site hire licence in place.
It won an industry design award when first launched in 2020.
There are two double bedrooms with king sized beds the smaller room can convert to two full sized singles.
The large master has an en-suite shower room and there is another bathroom with shower. There is also a small double sofa bed in the snug room off the main lounge.
It has mains gas central heating, mains electric and, is fully doubled glazed. This includes the triple bi-fold patio doors which open onto a large maintenance free decking area showcasing the most amazing uninterrupted view of the surrounding landscapes, sunsets can be spectacular.
For star gazers the night sky is free from light pollution.
The lodge park itself is set within a tranquil area in the Aberdeenshire countryside close to the Angus border.
Therefore, convenient for the many wonderful tourist attractions both mountain and sea within both areas.
Edzell has the nearest golf course fifteen minutes from the lodge it has both an eighteen hole and a nine-hole course. It also boasts an excellent club house open to non-members. Edzell itself has a good selection of hotels and cafes. There is a local butcher, a post office, grocery shop & hairdressers.
Laurencekirk a short five-minute drive from the Lodge
has two supermarkets and several other shops, cafes and bars including a lovely authentic French restaurant.
 It also has a fabulous soft play area for children called Dizzy Rascals, its large and well equipped with a café area.
 Laurencekirk also has railway station and a bus station.
The beautiful beach at St. Cyrus is a short drive away as is Stonehaven with is board walk and Johnshaven with its quaint little harbour lobster shop and restaurant.
 Ardbeckie distillery overlooking Luann Bay is a must go destination and only around thirty minutes’ drive from the lodge as are too many other sightseeing opportunities to list.
On site there is paddle boarding and axe throwing.
All are all run by an independent company on site.
A shop and restaurant have had planning passed; the owner has begun preparations with an opening scheduled for 2025.
There are lovely walks and cycle routes from the doorstep of the lodge and many more just a short drive away.
The lodge is in pristine condition never having been rented and only used occasionally by the owners, a retired couple who are non-smokers and have no pets
In addition to the lodge there is a Keter shed, costing 1K.
 A six-person hot tub costing 7K it has blue tooth for music and a colour light changing system and has only been used on two brief occasions. Many other extras are also included.
Site fees which are very reasonable at £3k + VAT per annum is paid up until January 2026. Viewing is highly recommended.
The site is open 365 days of the year and therefore It is possible to stay all year round.
